Washington state assumable home loan mortgage finder

First confirm one thing: is the seller’s existing mortgage FHA or VA? County tax records describe the property, not its loan program. A county-recorded mortgage is only a historical clue.

How to check the loan type

The direct answer

Where to confirm FHA or VA

Ask the seller to confirm the current loan type with their mortgage servicer and share written confirmation or the original loan documents. The servicer is the authoritative contact for the existing loan.

Neither assessed value/tax nor a recorded deed of trust proves FHA/VA status. A recorded lender name or original loan amount is not enough to classify a loan.

01

For an FHA loan

Ask the seller or servicer for the FHA case number. HUD’s Neighborhood Watch Case Status can look up an FHA case number; this does not search homes by address, and detailed lender-only information may be restricted.

For a VA loan

There is no public county tax/recorder search that confirms a VA guaranty by property address. Ask the seller’s current servicer to confirm it; VA’s Home Loan program can answer process questions.

Use county records for context only

Assessor/tax records help match an address to a parcel. Recorded documents may reveal a historical deed of trust. Neither tells you the current loan program reliably; confirm FHA/VA with the seller’s servicer.

Public record research

Property records and loan clues are different sources.

Washington assessor and recorder tools are county-based. The state links to county assessor sites; some counties publish open data, but coverage and terms differ. We did not find one verified statewide parcel-and-records API suitable for this finder.
